Meeting with CPED this morning
We met with representatives from CPED this morning in an effort to learn about how to acquire a lot for the Appleseed House project. I summarized the procedure as I understand it based on today’s meeting below:
Generic CPED Procedure for purchasing a City-owned lot, as recorded on 12-2-2008
 
- Make an offer to purchase, attach financing
- CPED has a list of available lots, if needed
- Select a general contractor (not mandatory)
- Pick a lot
- Submit site plan on survey, floor plans, and elevations for a schematic design review
- Select a buyer (not mandatory)
- CPED to notify neighborhood group of purchase
- Neighborhood group has 45 days to deliberate and comment to CPED
- CPED writes report for City Council’s Development Committee. Meetings will include the neighborhood group and council member
- City Council has 10 days for a review
- Documents are presented to the Mayor for signature
- Deposit a check for the purchase
- Work with real estate staff on questions or concerns
- Signing of redevelopment contract
- Outline time frame for project from start to finish
- Closing
 
Typical process lasts 90 days from start to finish, including 45 days of neighborhood review.
